Toronto Home Sales Fell 2.4% In June, Vancouver Sales Dropped 10%
Home sales across the Greater Toronto Area (GTA) fell 2.4% in June from a year earlier as the number of new listings rose.
The Toronto Regional Real Estate Board (TRREB) says sales were up 8.1% from May on a seasonally adjusted month-over-month basis.
In all, 6,243 properties changed hands in Toronto during June.
However, 19,839 new properties were listed in the GTA last month, up 7.7% compared with a year ago.
The average selling price of a home in Toronto declined 5.4% compared with June 2024 to $1.11 million, while active listings hit 31,603 last month, up 30.8% from 24,169 in June 2024.
Vancouver Sales Decline Sharply
Across the country, home sales in Vancouver, British Columbia decreased 9.8% in June.
Greater Vancouver Realtors said residential sales totalled 2,181 last month, down from the 2,418 sales recorded in June 2024 and roughly 25% below the 10-year seasonal average.
The Greater Vancouver Area has seen steady double digit percentage declines since April of this year as potential homebuyers proceed with caution amid the Canada-U.S. trade war.
In all, there were 6,315 newly listed properties on the Vancouver market in June, a 10.3% increase from last year and 12.7% above the 10-year seasonal average for the month.
Total active listings rose 23.8% year-over-year to 17,561 — almost 44% above usual levels for June.
The benchmark price for a home sold in Vancouver during June was $1.17 million, down 2.8% from a year earlier and 0.3% lower than in May of this year.
